Richmond Hill & Bryan County Guide

Richmond Hill Neighborhoods

Where each neighborhood is, what it has, and what to ask before you buy or rent, from the facts we could check.

Quick answer: Richmond Hill’s best-known neighborhoods range from older subdivisions near I-95 Exit 90, like Richmond Place, to large master-planned communities such as Heartwood near the new Exit 82 and WaterWays Township on the marsh, to the private Ford Plantation on Henry Ford’s former estate. Each guide below covers location, homes, amenities, drive times and what to confirm before you sign.

Three things to check for any address

  • City or county. A “Richmond Hill” mailing address can be inside the city limits or in unincorporated Bryan County. That decides your property tax rate, who provides water and trash pickup, and which police department answers. In 2025 the total millage was 25.914 inside the city and 21.933 in unincorporated Bryan County. Ask the seller, or check the address with the City of Richmond Hill or Bryan County, before you compare prices. Our cost of living guide shows what the difference means on a typical house.
  • School zone. Zones follow the address, not the neighborhood name, and a builder’s brochure is not a zone map. Bryan County Schools publishes its south Bryan attendance zones; confirm your exact address with the district. See our schools guide.
  • HOA rules and dues. Most of these neighborhoods have a homeowners association. Ask for the current dues, the covenants and any special assessments in writing before you close.
