Where it is

Richmond Place is in central Richmond Hill, just east of I-95. Richmond Way leaves Ford Avenue (GA 144) near the town center, and Young Way, Byron Drive and Parker Lane are among the neighborhood’s streets. I-95 Exit 90 is at Ford Avenue, and US 17 is about a mile east.

Other towns have a Richmond Place too. This page covers only the Bryan County neighborhood, ZIP 31324. It is also not the same thing as Richmond Place Village, the shopping plaza at 60 Exchange St. City council minutes from 2009 use that name for the plaza. The plaza is a commercial center next door, not part of the neighborhood.

Homes and prices

Richmond Place is single-family homes. We found no townhomes, no 55-and-older rule and no builder named for the neighborhood. Listing sites showed homes built from 1998 to 2010, mostly resale.

Prices change. On October 15, 2026, ezhomesearch.com showed four active Richmond Place listings, asking from $365,000 to $459,900. Those are asking prices on one day, not values.

Amenities

The HOA’s website would not load as text for us, so the list below comes from how its pages appear in search results. Treat it as a starting point and confirm hours and rules with the HOA’s management company, Premier Services and Management, at (912) 236-7575.

  • Pool: the HOA’s website lists it as open to residents in good standing, 9 a.m. to 9 p.m. daily, April 1 through September 30.
  • Clubhouse: for neighborhood events and meetings, and the website says homeowners can rent it through the management company.
  • Tennis courts: the website describes two courts next to the pool and clubhouse and also mentions pickleball. We could not find how many pickleball courts there are.
  • Playground and baseball field: both are listed on the HOA home page.

Access rules matter here. An HOA amenity form dated August 2020 says the facilities are for members in good standing and their households, that an access fob is required, and that a member must be present with guests. Check the current rules before you plan a party.

Schools

Bryan County Schools serves all of Bryan County, including Richmond Place. We did not find an official school zone for the neighborhood, and we are not guessing one. Listing sites name schools, but they say their boundary data is for reference only. Look up your exact address on the district’s south Bryan attendance zone page, then ask the district to confirm. Our Bryan County schools guide explains how zones work.

HOA, fees and city limits

The HOA welcome packet says assessments are billed annually and that new buyers pay a one-time capital contribution. No dollar amounts are published that we could read, and the figures quoted on listings disagree, so we are not printing one. Ask the management company, or your agent, for the current fee schedule in writing.

The HOA is covenant-ruled. Its architectural review form, adopted by the board in April 2022, covers exterior changes and tells owners to get permits from the City of Richmond Hill. The City of Richmond Hill also includes Richmond Place in its annual bulk-trash collection, Zone 1, a service it limits to current Richmond Hill water customers in residential zoning areas. Crews were collecting in Richmond Place on March 17, 2026. The Census Bureau’s geocoder also placed the addresses we tried in Richmond Hill city. All of that points to city limits, but we did not read an annexation record or the city’s boundary map. For a specific lot, ask the city.

History

We could not find who developed Richmond Place or when it opened, and we found no news coverage of it. What the record shows: a home listed there was built in 1998, so the neighborhood dates to 1998 or earlier. In April 2009, city council minutes noted a Richmond Place resident speaking at a public hearing about a restaurant planned at the Exchange Street plaza.

Living there

The HOA’s website shows photos of neighborhood activities, including a block party and holiday gatherings. It also posts its covenants, board meeting minutes and an architectural review application. Read the covenants before you buy, since they govern fences, paint and additions.
